📜 What is a Rent Agreement?

A Rent Agreement is a written contract between a landlord (owner) and a tenant (person taking property on rent) that lays down terms and conditions like rent amount, duration, maintenance responsibilities, etc.

It protects the rights of both parties legally.

📑 Documents Required for Rent Agreement

From Landlord:

  • Proof of ownership (like title deed, electricity bill)

  • Aadhaar card / PAN card

  • Passport size photographs

From Tenant:

  • Aadhaar card / PAN card

  • Passport size photographs

  • Employment ID card (sometimes)

  • Visa/passport (for foreigners)

✍️ Attestation and Notarization

  • For standard 11-month agreements, notarization is enough.

  • Notarization means getting it signed and stamped by a government-authorized Notary Public to make it legally enforceable.

  • Both landlord and tenant must sign in front of the Notary.

  • After notarization, the document gets a Notary Stamp and Certificate

  • In North India (Delhi, Haryana, Punjab, UP, Himachal, etc.), only agreements exceeding 11 months must be registered at the Sub-Registrar’s office under the Registration Act, 1908.

📌 Why Notarization / Registration Is Important:

  • Prevents fraud

  • Helps in police verification (mandatory for tenants in some cities)

  • Admissible in court if disputes arise

  • Proof of address for tenants (for banks, jobs, etc.)
